Our Refund Policy?
We are proud to offer a flexible refund policy that works for both our booked guests as well as our future guests. Our refund policy is as follows and must be requested before the below deadlines.
- 60 days prior to your arrival, we will honor a full refund of your partial or full payment minus the 3% processing fee
- Between 60 and 30 days before your arrival, a 50% refund of the total reservation price will be honored minus the 3% processing fee
- Within 30 days from your arrival there will be no refund available
- Any and all refunds are subject to a 3% processing fee imposed by the credit card company
- if a reservation is booked within the above timelines (60 Days), the guest will have 24 hours to cancel their booking before the refund policy applies
- It is possible to move your reservation to a new date but the reservation price would remain the same or may be subject to a price increase if the rate is higher for the new dates
What is the Security Deposit?
24 hours prior to your arrival a $500 (for the individual Malibu or Laguna Villas) to $700 (for the whole house) security hold will be placed on your booking credit card to be used in the event of any damage or incidentals. This hold is 100% released as long as there is no damage made or items missing after you depart the villas. This is the same process that all hotels do when checking into their properties.
Early check-in or late check-outs?
We set very high standards for our cleaning team and as such, the cleaning and sanitation process is extensive. If possible, early check-ins and late checkouts would need to be organized 24 hours in advance and are subject to an additional fee of $25 per hour. If the cleaning team arrives and the guest has not departed thereby delaying cleaning, a $50 service charge will be applied to your closing cost.
Check-in and Check-out times
Check-in time is 4 pm local time and Check-out time is 10 am local time. The locks are smart locks so they will not provide entry any earlier or later unless previously confirmed at booking.
Are pets allowed?
Although we are both animal lovers, in order to provide an allergy free environment for our guests we do not typically accept pets in the villas. Certain exceptions can be made on a case by case basis as long as you are renting the entire house (Malibu & Laguna Villas together or the Santa Monica Villa) and then a pet fee of $150 would be applied. if a pet exception is made then we will advise on all pet rules.
Can I check in after hours?
100%, we operate a keyless system that uses the last 4 digits of your supplied phone number as the access code to your villa. the code goes active at 4 pm check-in and deactivates at 10 am on checkout day. Check-in can be done at anytime and there are sensor lights to assist with late night check-ins.
How do I operate the door lock?
Please press the bottom left-hand side of the keypad to illuminate the buttons. Then enter your 4-digit code provided (The last four digits of your contact number on your booking account). Wait the 2 seconds for the deadbolt to unlock and then you can go ahead and open the door.
The door lock is a smart lock and goes active for the guest at 4PM (Check-in day) and deactivates at 10AM (Checkout day) please do not try to access the property before or after these times unless an early check-in or late checkout has been requested as the lock will not work.
Are there any laundry facilities?
All of our villas include private laundry facilities with a full size washer and dryer along with 4 laundry tablets.
Can we have additional friends/family come over during the day?
Guests are welcome to visit you during your stay with a maximum of 15 people on the premise at any given time. Only the original booking guests are permitted to spend the night. Quiet Hours are from 10 pm – 7 am.
Can additional guests spend the night that are not accounted for in the initial booking?
The Malibu and Laguna villas include 4 guests in the price for each villa and 8 guests in the price when booking the whole house. The Santa Monica Villa includes 6 guests in the price when booking the villa. We do this to try and keep the price down as much as possible so smaller groups can enjoy the villas rather than paying the max price for unused beds. When booking an additional fee of $25 per person per night will be added to the fee structure should you go over the above included guest numbers. If the cleaning team arrives and there is evidence that additional guests not included in the original booking stayed at the villa then we will check the security cameras and let the guests know the additional fees for the additional guests. please note, if you are at or below the included guest numbers then no additional fees would be applied.
How many consumable supplies do you provide?
We supply 4 laundry tabs, 4 dishwasher tabs, 1 kitchen sponge, 1 large paper towel roll, 4 trash bags, 8 rolls of toilet paper, shampoo, conditioner, body wash, lotion and hand soap in each washroom. Any additional supplies you may need will be your responsibility to purchase.
**In order to lessen our impact on the environment all our amenity bottles are refillable. PLEASE DO NOT discard any empty bottles as a $15.00 per bottle replacement fee will be applied.
What do we do with our garbage?
Garbage collection days are Tuesday and Friday. if you are staying in one of the units over these days we ask that you take your garbage to the bins provided and then take them to the curb for collection.
What do we need to do on our departure day?
No need to clean up on your departure day, we would rather you enjoy yourselves right up to the time you depart and leave the cleaning to us.
Security Cameras
Please note, there are security cameras on the outside all of the Villas as well as in the garage of the Santa Monica for safety of the guests, the owners personal belongings and Amazon Key Deliveries. We do not have cameras in any of the private living quarters. We do have Alexa devices throughout the Villas, however all the cameras have been disabled from 2 way communication as well as we always close the shutters and recommend the guests do the same for peace of mind. Please be advised that we cannot disable the cameras in the back yard as they are mandated by our insurance company for security reasons due to having large bodies of water.
Landscaping
In order to keep the properties looking clean and ready for our guests the Landscaping team will be visiting the villas twice a month during business hours. We don’t unfortunately have a set time and date for the landscaping but the team will finish up and be on their way as quick as possible. The service normally takes 30 minutes.
Pool & Hot Tub Cleaning
The pool and Hot Tub at the villas are cleaned on average once to twice a week. In order to maintain chemical levels as well as our rigorous cleaning schedule we ask that if the Pool Cleaner arrives that you grant him full access to complete his service.
HOUSE RULES
- NO SMOKING OF ANY KIND
• This includes cigarettes, cigars, vape pens, cannabis, etc.
• Throughout the entire property — indoor & outdoor areas, garage, and driveway. - NO COMMERCIAL OR PROFESSIONAL PHOTO/VIDEO SHOOTS without prior approval from hosts as different rates apply. Personal photography for social media etc. is perfectly fine.

If a violation is reported against any of the rules below, guests: will be required to pay any fines as well as they may be asked to vacate the premises without refund for the remaining days of the scheduled stay.
